We have tried to avoid making ‘rules and regulations’ and hope that the
following guidance in plain English will be sufficient. Guests are asked to leave
the property in a reasonably clean and tidy state on departure to help us to
keep rental charges to a minimum. We do employ staff to prepare the house
between each guest departure and the next arrival but they may make an
additional charge where ‘excessive cleaning’ is required. We ask guests who
do wish to smoke to please do so outside of the properties. Bedding and
towels are provided or you can bring your own if you prefer.
On the morning of departure please place all bedding and towels in the kitchen
ready for laundry and complete any washing up. The rental includes a standard
changeover and the cleaners will make a charge for excessive work. Please
replace any broken or damaged items before departure or report to our local
agent who will assist you. Thank you. We hope you will enjoy your stay as

Repeat bookings.
We can usually offer a discount for repeat bookings (including our Orlando
Disney Villas with Pool & Spa less than 10 minutes from the Disney entrance).
Please identify yourself as a returning guest when making your enquiry and we
will endeavour to offer you a special deal.
Cancellation policy.
Deposits are not refundable. Advance rental payments may be refunded at
our discretion where the entire period can be re-let at normal rates without
additional advertising. Where only a part of the period can be re-let or this
has to be discounted the advance rental will be applied firstly to meet the
shortfall before any balance can be refunded. Where alternative dates are
taken 50% of the deposit is refunded in addition to any advance rental as
above. All bookings are accepted in good faith but we reserve the right to
cancel any booking at our discretion or where the property is not available for
any reason. In the event of cancellation by us a full refund will be made and
alternative dates or accommodation offered where possible. We are unable to
accept any claims for consequential loss and strongly advise all guests to take
holiday insurance to include all possible cancellation costs.
